How does the guarantee work?

If you send us an applicant and we determine them to be over the income limit for your property, we will process one backup file at no additional charge. 

What happens if my applicant is determined to be over the income limit?

If you send us an applicant and we determine them to be over the income limit for your property, we will process 1 backup applicant at no extra charge. We will send you a form letter explaining how we calculated their income that you can include in your denial notice to the applicant. 

We will only process one application per unit at a time. If an applicant/household is determined to be over the income limit, we will process 1 backup file. 

Once we receive the contact information for your chosen applicant, will will contact them as quickly as possible. 

 

During the initial applicant call, we will walk them through the LU forms and let them know what documents we need from them. Depending on how long it takes them to get us the required documentation, it could be up to 4 days. Then it’s a matter of how quickly the agency can review and approve the file. The average is 7 to 10 business days. 

We will inform you or your designated staff at every step along the application process. If you need a status update in between, you can contact us via phone or email and will let give you an update. 

Yes, we also offer compliance services for properties with tax credit (Section 42) restrictions. We have full compliance packages and consulting services to assist with your needs.
